Feasibility and Master Plans are prepared to show all the possibilities with the site including an extensive review of all authority controls and construction budgets.


A detailed brief is taken from the client from which a design is prepared. Sketches are coordinated to explain the design intent. Typically, these presentations are in colour showing two-dimensional floor plans with elevations. The design will focus on site orientation, room layouts + sizes, flow between areas, passive solar gain, outlook to garden (will include a basic landscape design), opinion on construction cost and the design complying with all authority requirements.


Documents are prepared to obtain all required permits from all authorities, i.e., Planning, Building, Local Laws, Water, Sewer, etc.


From the Schematic design stage, the floor plans are expanded and detailed to explore the interiors. This enables the client to see, feel and understand the spaces we are creating with them. All interiors are displayed and detailed on the plans. This also includes lighting plans, reflective ceiling plans, joinery drawings for cabinet makers, stair details, tile and stone layouts, fixture and fitting selections, handles, etc. It is an extensive part of the project and process.


In addition to the interior joinery detailing, we offer our services in selecting your furniture, artwork, curtain/blinds, accessories, and styling to all our projects. We deliver outcomes that take into consideration each space, size, proportion and further enhance our client’s projects and personality.


Detailed Working Drawings are prepared for tendering and construction. All projects are thoroughly documented and complimented by highly detailed specifications and schedules that explain the design so there are no misunderstandings during construction. This also includes coordinating all consultants and obtaining the building permit for the project.


A tender package is prepared for the project that has all the information a builder requires to tender on. From this a list of builders is prepared and the project is then tendered. When tenders are received, they are checked to ensure all parts of the documents have been covered and at this stage we can negotiate on the final contract amount. Contracts are then prepared.

Site inspection – once works have commenced on site, we visit the site to check that what is being built matches the tender documents, we also ensure that quality is being provided and works are compliant with all regulations.


The Landscape design is as important as the main building design. We create plant rich outdoor spaces which have beauty, balance, proportion, softness, and a seamless extension from the indoor spaces. Schematics, plant selection, lighting, paving, drainage, and full documentation + site supervision is provided.


3D exterior and interior modelling + rendering, prepare solar studies and animations as well as photo-realistic project rendering and marketing material to any level required is provided.
